LEED © Performance:

Corporate and ownership policies supporting sustainability of commercial buildings are commendable.  But for existing buildings, the implementation of this policy appears to sweep aside the role of the Property Manager, who becomes overwhelmed with tabulation, uncontrolled costs, and is frustrated by the demands of outside consultants.  Invariably, once the process is finally complete, the report and recommendations are filed away, with implementation planned at a later date.

Facilities Partners' Approach is unique for the following reasons:

The United States Green Building Council (USBG) instituted the Operational and Maintenance rating in Fall of 2008.  We are one of the few companies in the United States that has this accreditation within our staff. 

FPI performs an analysis by examination of integrated building operations and performance to chart a course on the viability and cost of meeting the requirements of LEED EB: Operations and Maintenance, in order that a real and practical decision can be made before moving forward. 

Facilities Partners understands that operational priorities are determined by cost; and the primary consideration is tenant satisfaction.  Often these two issues are in conflict with each other, and when incorporating the additional elements of sustainability challenges, one or the other is sacrificed.  LEED © Existing Building: Operation and Maintenance is designed to resolve these challenges.  

The LEED © Existing Building: Operation and Maintenance category, which replaced or refined the previous Existing Building category, does not stipulate practices unknown to the industry but organizes good and proper practices in an effective and sustainable way.  Finally, proof of performance is required, which provides for the resulting recognition.
